Who's a good real estate agent in Denton County, TX?

Do I need my own agent to buy a new construction home?
No law requires it, but the builder's on-site rep works for the builder, not for you. You can hire your own agent any time — the real question is who pays for it. Register your agent ahead of time, or bring them on your first visit, and in most DFW new construction the builder pays. Sign in alone and you may end up paying out of pocket for the same representation. So tell your agent before you go to a model home, not after. If I can't be there, I'll coach you before you walk in.
Which builders are actively selling in Denton County right now?
Ask which community first, then which builder inside it. Most new construction in Denton County sits inside master-planned communities — Hillwood’s Landmark in Denton, Pecan Square in Northlake, Sandbrock Ranch up in Aubrey — and each one has several builders working inside at different price points and finish levels. So "which builder" usually has three or four answers per community. Sections open and close constantly, so ask what’s actually releasing before you tour.
What is Landmark by Hillwood?
Hillwood's 3,200-acre master plan in southwest Denton, off I-35W near the Argyle line — the old Hunter Ranch the Perot family bought in 1987. Phase one is roughly 700 homes with nine builders working inside it, from American Legend to Toll Brothers. At full build-out it's about 6,000 homes and 20,000 people. The part nobody mentions: 1,100 acres are under permanent conservation easement, including Pilot Knob, the highest point in Denton at 839 feet.
What are MUD and PID taxes, and how do they affect a new build in Texas?
Both pay for the roads, water and drainage the city didn't build — and both land on your tax bill, not your mortgage. A MUD adds its own rate on top of your regular property taxes, often $0.50 to $1.50 per $100 of value, and runs 20 to 30 years until the bonds are paid off. A PID is usually a fixed annual assessment instead. Either way, two houses at the same price can sit hundreds a month apart. Ask for the total tax rate on that specific section before you fall for a floor plan.
Where should I eat in Denton?
Depends on the craving, and there's a guide for most of them. Tacos: Ambro's on McKinney, or El Taco H on Hickory. Coffee: West Oak just off the square, or Triptych — a cart living inside a plant store on South Locust. Burgers: LSA for the rooftop over the Square, RG if you want the place that was doing gourmet before that was a phrase. All independent, no chains. What should I know before signing a builder's contract in Texas?
The big one: there's usually no option period. That 7-to-10-day window you get on a resale — walk away for any reason, keep your earnest money — most builder contracts don't have it. Earnest money can also go non-refundable once construction starts. Not always, but often enough that you ask before you sign, not after. The contract is the builder's own, drafted by their attorney, not a state form. Read the financing contingency and the completion date closely — those are usually written their way.
How do I find out what my house in Denton County is worth?
Online estimates are a starting point and not much more. They run off tax records and broad comps, which misses what actually moves value here — whether you're in a MUD, how close you sit to the water, what a builder two miles away is offering this month. In a county building this fast, your competition isn't only the other resale on your street. It's builder incentives.
