A genuine lake town with a walkable core — small footprint, big character.
Lake Dallas is exactly what the name promises: a small city built right up against Lewisville Lake, with a compact downtown and a strong sense of its own identity. It’s one of the few spots in the county where “going to the lake” doesn’t mean getting in the car.
The lay of the land
The town runs along Main Street and Swisher Road, with the lake on one side and I-35E running right through town. Everything is close — the scale here is walkable in a way most of North Texas isn’t. City Hall sits right on Main, and the old downtown is still where the town gathers.
Getting around
Rough off-peak drive times:
- Highland Village shops — about 10 minutes
- Denton Square — about 20 minutes
- DFW Airport — about 30 minutes
- Downtown Dallas — about 40 minutes
There’s no rail stop in town, but the A-train’s Highland Village/Lewisville Lake station is a short drive south across the lake.
The lake, up close
- Willow Grove Park — the town’s front door to Lewisville Lake, off East Hundley Drive. Boat ramp, dock, campsites, picnic spots, and fishing. The city put $1.6 million into it back in 2012 to pull weekend visitors into town.
- Lewisville Lake itself — about 29,000 acres and 233 miles of shoreline, with a reputation as Texas’ urban bass fishing capital. Shady Shores wraps the shoreline just north.
- City Park — playground, courts, a soccer field, and the veterans memorial.
What’s changing
Roads. The city’s FY 2025-26 budget leans on about $7 million in bonds plus county TRIP money to rebuild Carlisle Drive, South Shady Shores Road, and Hundley Drive — the road that takes you to Willow Grove. Short-term detours, long-term smoother drive to the water.
The tax read
The city’s portion of the property tax rate was proposed at $0.559711 per $100 for FY 2025-26, up from $0.518852 the year before — the bump pays for those road bonds. That’s just the city; county, school district, and college district rates stack on top. Ask me for the all-in number on a specific address before you fall for a house.
The market read
Tighter inventory and a distinct lake-town feel keep demand steady. Homes range from older lakeside cottages to newer infill, and proximity to the water is the lever that drives value street to street.
