One of the biggest new construction communities in Justin — 7 of 11 phases in, Justin Elementary inside, a hidden 55+ enclave, and an $800 HOA.

My tour of Timberbrook

Timberbrook is one of the biggest new construction communities in Justin — and it’s only 7 phases into 11, so new sections are still opening. It sits off FM 156, just north of FM 407, with a small-town Justin feel and big-community amenities. Bloomfield Homes developed it, and model homes opened in 2019.

On those schools: Northwest ISD redraws lines as new campuses open. If the assignment matters to you, confirm it with the district for your specific address.

The builders

Before you click through or walk into a model — tell me first. Registering yourself with a builder is how you lose the representation they would otherwise have paid for. Here’s why.

Bloomfield and Impression Homes lead the lineup, plus a few others. The true 3-car garage is worth calling out — plenty of communities at this price only offer a tandem.

What the HOA is paying for

About $800 a year — very reasonable for all of this:

  • A resort-style pool with a splash pad, with a second pool planned.
  • Peterson Park — covered pavilions, pickleball, basketball, ping-pong, cornhole, and a lawn strung with lights.
  • Playgrounds, a dog park, and walking trails.

The hidden gem: Ladera

Tucked inside Timberbrook is Ladera, a 55+ community of about 150 homes with its own pool, pickleball, clubhouse, and events.

The honest part

  • Taxes run about 2.1% after your homestead exemption, and that includes a PID. Get the PID’s annual amount and remaining term in writing before you sign — and once you own here, protest your appraisal every year. Here’s how PIDs and MUDs work.
  • Groceries are thin for now — a local mom-and-pop market, with Tom Thumb in Northlake 10–15 minutes away and a Walmart Neighborhood Market planned.
  • Heading east to Flower Mound or Lewisville is tough. Fort Worth and Denton are easier, via 156 to 114 or 380.

Before you go

With four more phases to come, what’s available changes constantly. The first-visit registration rule applies here like anywhere — tell me before you go, not after.
