My tour of Sagebrook

A 1.9% tax rate in new construction? No MUD, no PID — and there’s a pool. Sagebrook sits on the very south end of Denton, right off 377 and Bonnie Brae.

HOA$1,200 a year — includes the pool and paved, lit walking trails
Total tax rateAbout 1.9% before exemptions — no MUD, no PID
SchoolsDenton ISD — currently E.P. Rayzor Elementary, Harpool Middle, Guyer High

On those schools: boundaries can shift as southwest Denton grows. Double-check the assignment for your address before you buy.

The tax angle

About 1.9% with no MUD and no PID is rare for new construction around here. On a $425,000 home that’s roughly $8,075 a year, or $673 a month, before exemptions — compare that with the district-heavy communities on the MUD & PID breakdown. Get the total for your specific lot in writing before you sign.

The builders

Before you click through or walk into a model — tell me first. Registering yourself with a builder is how you lose the representation they would otherwise have paid for. Here’s why.

Two builders, CastleRock and M/I Homes, which gives you a real comparison inside one entrance — plans, garages, and incentives all differ. Know which builder and which series a move-in belongs to before you compare prices.

Insider intel

  • The land north of the community is a future park, not more rooftops. The City of Denton owns 190 acres just north of Sagebrook, bought in 2006 for the future Southwest Park — think North Lakes Park: ball fields, athletic fields, and trails. No timeline yet, but it won’t become another subdivision.
  • Groceries are getting easier. The new H-E-B at Robson Ranch and I-35W is only months from opening.

Getting around

Up 377 or I-35W into Denton for shopping and dining. South on 377 to Argyle Social and Little Joe’s. 377 to 407 east gets you to Highland Village fast — 407 west to I-35W… we know.

The honest part

The pool side backs up to 377, and you’ll hear the traffic. Lots on the newer west side are much quieter — if noise matters, that’s where to look.

Nice homes, nice upgrades, a solid price point, and low taxes. Worth a look. If you’d rather skip the pool and the HOA that comes with it, Vintage Village is a few minutes away with the same no-MUD, no-PID setup and Argyle ISD.
